Below are some commonly-asked questions. Click on the question to bring up the answer; the answer to the first question is open as an example. Most questions will refer to one of the Association documents.
There are three documents that govern Latitude 49 Resort Park. They are the Rules and Regulations, Bylaws, and Declaration. If you don't have copies of the Bylaws and Declaration, please contact Integra.
What is the due date for my dues? When are they considered late?
Association dues are always due at the first of the month. Dues are considered late after the 15th of the month and a late fee will be assessed. Section 22 - Rules and Regulations
Do I need an architectural form in order to landscape?
Hanging baskets, flowers, etc., that are seasonal in nature do not require an architectural form. Landscaping that is permanent in nature needs approval from the Architecture Committee. Please avoid planting vegetation close together within the 10-ft. front setback, as this could be construed as a fence. Section 11:6 - Rules and Regulations
Do I need an architectural form to put down pavers?
Yes. Any type of improvements in lots require an Architectural Form, except for seasonal planting (i.e., flowers, hanging baskets, etc). Details in Section 19 - Rules and Regulations
Where do I find forms?
Online forms are available at this link. Architectural Forms are also available in the mail room. If you don't see the form that you need, please contact Integra.
Can I do anything I want to my lot?
No. You must comply with the governing documents of Latitude 49, including the Rules and Regulations.
How do I get my name listed at the front gate so I can let people in?
Having your name listed on the front gate requires you to have phone service from Telcom. Telcom's service numbers are 360/371-4488 or 888/350-0488.
What can I do within the side and rear 5' setback?
Pavers, rock, and cement may be placed in these areas. Be mindful that cement is an impervious property and you are only allowed so many square feet of impervious areas on your property. Review Section 18:1 Rules and Regulations. If you still need assistance, contact a member of the Architectural Committee or a Board Member for assistance.
What can I do within the 10' front setback?
General landscaping, cement, stones. No fencing is allowed. Approval must be obtained by submitting an Architectural form. Also see Section 20 - Rules and Regulations
Will I receive notification if I am out of compliance with Latitude 49 governing documents?
Yes. You may be contacted via letter, a reminder card, or personal contact from a Board member or Integra.
What are the Latitude 49 governing documents and where can I obtain them?
Rules and Regulations, Bylaws, and Declaration. The Rules and Regulations are online. If you don't have copies of the Bylaws and Declaration, please contact Integra.
Where can I smoke in the park?
To comply with Washington state law, smoking is not allowed in common areas which includes the pool/spa area, recreation areas and buildings. Section 3:5 - Rules and Regulations
How do I contact the Board of Directors regarding a concern?
Complete and submit the online contact form. Your submission will go to the board members and to Integra. Or, you can contact Integra.
How do I contact Integra Property Management Company?
Contact information and Integra's on-site hours are on the website home page. Contact information is also posted in all of the buildings.
What does the Integra Property Management Company do for Latitude 49?
Integra manages the park for Association members, to include ensuring the grounds and facilities are maintained, dues are collected, and they are the initial contact for concerns, and can be reached 24 hours a day, seven days a week. Contact information
What do I need to do if I want to add a deck?
Please submit an Architectural Request Form. Decks over 30 inches in height require a county permit, which can be obtained from Whatcom County.

What do I need to do if I want to add a structure (shed, park model, mobile home)?
Submit an Architectural Request Form for approval prior to making a final purchase and before you initiate work.
What are the pool and hot tub hours?
Pool and Hot Tub Use Hours:
8 am to 11 am: Anyone
11am to 1pm: Adults Only
1pm to 4pm: Anyone
4pm - 6 pm: Adults Only
6pm - 8pm: Anyone
8pm - 10pm: Adults Only

Who can use the clubhouse?
Association members (property owners) and their guests. Association members (owners) are responsible for the facility and must be present at the clubhouse activity.To reserve the clubhouse for a private function, contact Cindyrae at Integra at 360-656-5091 to ensure that the calendar date is open and to obtain a rental application. Then be sure to let Julie Hillman know about your event so that she can add it to the calendar.
Is there a time that the clubhouse, laundry, gym, and mail buildings are closed to any access?
The doors are locked at 10 p.m. in the winter, and 11 p.m. in the summer. Doors open at 7 a.m. in the morning. Quiet hours between 10:00 p.m. to 8:00 a.m. shall be observed in all commons areas of Latitude 49 with the exception of Association events held in the clubhouse.
How do I let a guest in? Is there a guest or vendor code we can give out for entrance into the park?
No, there are no guest or vendor codes. If you have an "in house" phone, your guest can contact you by using the call box at the front gate. Entering "9" on your touch tone phone will activate the gate, letting your guest in. Otherwise, you must make arrangements to meet your guests at the front gate to let them in.
How do emergency vehicles get into the park? How would they find me if they needed to?
On the front gate there is a "Knox Box" which can be operated by emergency response vehicles. They have a special key which is used to open the gate. Knox Boxes are required by law for security gates that are in operation. Laminated maps have been supplied to them by the Association to assist in locating parcels within the park.
What types of activities are available for Latitude 49 residents?
Activities are organized and planned by volunteer residents. Current ongoing activities are Pickleball, Poker Night, Friday Night Potluck, Birch Bay Quilters, and the annual Garage Sale. Some may be seasonal. Go to our calendar to see when they and other upcoming activities are scheduled. Be sure to check the mail room and laundry room bulletin boards for event fliers that may be posted, as well as copies of the calendar.
